Milestone Zamzam City – Project Overview

Amenities: Zamzam City offers extensive lifestyle facilities. These include a rooftop prayer area, swimming pool, gym/fitness center, community hall, landscaped rooftop gardens and children’s playground. It also provides 3 lifts and dual staircases per tower for safety.
Ownership model: Flats are sold on a joint land-share (উপ-কবলা) basis. Each buyer registers a proportional undivided share of the project land in their name at the Sub-Registrar’s office. This “land share” purchase covers the flat’s land cost (e.g. Tk 22 lakh for a 1,350 sqft unit as marketed) and buyers then pay construction cost in installments. Investment context: Banasree historically shows steady appreciation as a densely-inhabited, well-served suburb. Given Milestone Zamzam’s Amenities and legal model, the developer positions it as a safe, family-friendly community with strong resale/rental potential. Buyers should note, however, the long build-out: completion is tentatively 2030. This means roughly 6–7 years of installment payments before possession, so financing and market conditions should be considered. On the plus side, payments are made in tranches (no large upfront lump sum) and allocations are by lottery, reducing developer risk of non-payment. All transactions are banked with receipts, offering transparency.

Risks: As with any under-construction project, risks include potential delays or cost overruns.
